Do You Need To Sell Your House Fast?

  • You own a property in negative cash flow
  • You own a property that has little or negative equity
  • You are in arrears on your mortgage and unable to catch up
  • You are having general financial problems

  • You have already purchased elsewhere and can't afford double mortgage payments

What we will need to know when you get in touch

  1. Who owns the property?
  2. The address of the property including the full postcode
  3. Is it a house or a flat, how many bedrooms and bathrooms, does it have a garden etc?
  4. The condition of the property in your opinion - good, average, poor or in need of repairs
  5. The estimated current market value
  6. How you have determined the price of the property, if you have had it on the market with estate agents what results they achieved, how many viewings, how many offers?
  7. Is the property empty, owner-occupied or tenanted? 
  8. How quickly could we achieve vacant possession?
  9. How much is outstanding on your current mortgage and what is the current monthly repayment?
  10. Is yours a repayment or interest only mortgage?
  11. How long is it fixed for?   Do you have a redemption penalty?   Are you in arrears?
  12. Are there any other charges on the title, e.g. other loans secured on your property - we can check this very quickly online but we would like to hear it first from you!
  13. What's important to you right now and why are you seeking to sell in a hurry?   What do you want to do with your life?
  14. Are you open to new ideas on how to make your problem go away?

We don't need to know all of this information on our first call, but we will need to know it before we can complete a deal with you and so the sooner you can start to find out all the answers the better.   We will need sight of your most recent mortgage statement and copies of correspondence from your lender.

We will need to see buildings insurance details.   We will have to be able to communicate with your lender, the insurer, the Land Registry, the management company (if leasehold).   We may like to take photographs of your property and put up our own board outside.   If the property is empty, you may like to give us keys to arrange viewings.
